Which prepayment strategy saves more?▼
Reduce Term: Keep the same monthly payment, shorten the repayment period. Saves more interest, ideal for those who want to pay off sooner.
Reduce Payment: Keep the same term, lower the monthly payment. Improves cash flow, ideal for unstable income or other financial needs.
Generally, reducing the term saves more total interest than reducing the payment. Use the calculator above to compare both options.
How do LPR rate changes affect my mortgage?▼
If you chose a floating LPR rate, your mortgage will be repriced on the repricing date (usually January 1st or the anniversary of your loan disbursement) based on the latest LPR.
Repayment rate = LPR + spread (a fixed value specified in your contract). When LPR decreases, your monthly payment goes down; when it increases, your payment goes up.
